What Our Neighbors Say
Cindy's attention to detail, communication, customer service are first class. My wife and I have used Cindy on multiple purchases and refinances. She is no doubt the best in the business. Will continue to use her and the team, again and again!
Our realtor recommended US Lending to us and boy are we glad we listened! Daniel Meyer is the MAN! He answered the phone every time we called and relieved so much of our stress throughout the process… 100% recommend Daniel!
Cindy and her team know their stuff. Quick responses to questions and concerns… [they] make sure I am educated and understand the process. Thank you.

FAQ: Questions Homeowners Ask First
Q: Does checking my rate affect my credit score?
A: No. Checking your rate uses a soft credit pull, which doesn’t impact your score. A hard inquiry only happens if you choose to submit a full application.
Q: Will a HELOC change my existing mortgage?
A: No. A HELOC is separate financing. Your first mortgage’s rate, term, and balance stay exactly as they are.
Q: How fast can I get preapproved and funded?
A: Eligible borrowers may be preapproved in as little as five minutes, subject to verification. Funding may be available in as few as five business days* for eligible loans of $400,000 or less using remote online notarization.
Q: Do I need an appraisal?
A: For many eligible HELOCs up to $400,000, an in-person appraisal isn’t required. Your home’s value is determined using automated valuation technology instead. Loans above $400,000 require an appraisal.
Q: How much can I borrow?
A: Lines range from $25,000 to $750,000. Your amount depends on your home’s value, your existing mortgage balance, your credit profile, and your income.
Q: Can I get a HELOC if my home is paid off or I already have a second mortgage?
A: Often, yes. Our digital HELOC can be in first, second or third position, so it may work whether your home is paid off, has one mortgage or already has a second. Your available amount depends on your home’s value and the equity left after any existing loans.
Q: Should I get a HELOC or a cash-out refinance?
A: If you like your current mortgage rate, a HELOC usually makes more sense, since your first mortgage stays in place. A cash-out refinance can be worth considering for large debt consolidation or very large projects. Your free consultation compares both for your numbers. Read more in our guide: Online HELOC Application (blog link).
Q: Should I choose a fixed or variable rate?
A: Both are available. A fixed rate gives you a predictable rate on the amount funded. A variable rate can move up or down with an index. Your loan officer can help you compare the two for how you plan to use the funds.
Q: Is there any obligation if I reach out?
A: None. The consultation is free, and checking your options doesn’t commit you to anything.
Fine Print: *HELOC preapproval may be granted in as little as five minutes but ultimately depends on the applicant’s speed in entering all required information and is subject to verification of income and employment. Funding may occur in as little as five days; actual funding timelines vary based on borrower circumstances, completion and verification of required information and documentation, underwriting requirements, and other factors, and may take longer. The fastest funding timelines apply to eligible loans of $400,000 or less closed using remote online notarization. No in-person appraisal is required on eligible loans up to $400,000; loans above $400,000 require an appraisal, and some properties may require additional valuation. A hard credit inquiry is required to proceed with a full application. This is not a commitment to lock or lend. HELOCs are offered through American Pacific Mortgage and are not available in all states.
Actual loan amounts vary based on your home’s value and available equity at the time of application, as determined by American Pacific Mortgage using independent data sources and automated valuation models. Not all applicants will qualify.
Available in select states. Not affiliated with any government agency. All loans are subject to underwriting approval.
Terms and conditions apply. Subject to change without notice. NMLS #1850, #129988. Equal Housing Lender.
